Construction Management Representative (CMR)

Education and professional qualifications related to construction, architecture, and engineering.

Experience with removing and replacing centrifugal chillers and their associated controls, pumps, valves, and actuators as well as replacing cooling towers.

knowledgeable in construction practices including applicable building codes, applicable safety regulations, cost breakdown estimating and negotiating, and technical writing

Must have a minimum of Occupational Safety and Health Administration (OSHA) 30-hour construction safety training

Computer literacy and ability to open and manipulate Oracle Primavera Project and Microsoft (MS) Project , Word , and Excel .

a. Draft project-related correspondence for review and issuance.

b. Document controversial issues encountered/problems experienced.

c. Participate in conference calls as necessary.

d. Provide information needed to resolve disputes.

e. Upload to the proposed project management software program all documents

f. Deliverables : Reports , reviews, evaluations, design work, etc

a. Arrange , attend, and facilitate a variety of meetings including, but not limited to, weekly progress and safety meetings at the project site.

b. Chair meetings except for the pre-construction conference

c. Prepare written meeting minutes.

a. Review , comment, and process Construction Contractor ’s Division Specifications and technical and informational submittals.

b. Review Construction Contractor ’s baseline and progress schedules.

c. Confirm Construction Contractor ’s certified payrolls have been submitted for on-site labor and mechanics.

d. Review Construction Contractor ’s requests for payments and associated documents.

e. Receive , log, and review the Construction Contractor ’s submittals for completeness, accuracy, and compliance with construction contract documents.

f. Review Construction Contractor Quality Control (CQC) Daily Reports for accuracy, completeness, and compliance with construction contract documents.

g. Review Construction Contractor ’s Operation & Maintenance (O&M) manuals, warranties, guarantees, Requests for Information (RFI) and closeout requirements.

a. Draft scoping documents for possible construction contract modifications

b. Review Construction Contractor proposals, requests for equitable adjustment, and claims for an additional cost and/or time.

c. Draft written proposal analysis explaining cost difference and draft written pre-negotiation objectives and record of negotiations for review.

Inspect work of Construction Contractor for progress, workmanship, quality, and conformance with contract documents, applicable building codes, and safety standards.

Complete Daily Report for each day of on-site construction activities.

At end of each week, upload reports to the proposed management software program.
